1. Scope of Custom Building Services

Carey Homes LLC provides comprehensive start-to-finish planning and construction services for custom residences, including Modern Farmhouses, Contemporary Craftsmen, and Luxury Estates.

  • Consultations & Estimating: Preliminary project estimates provided during initial consultations or via https://carey-homes.com/ are based on current market rates and initial design concepts. Final contract pricing is subject to completed architectural plans, engineering requirements, and site-specific environmental assessments.
  • Design Specifications: As a custom builder, we work to your specific requirements. Any changes to materials, floor plans, or finishes after the execution of the construction contract will require a written Change Order and may impact both the project timeline and final budget.

3. Licensing, Insurance & Professional Standards

Carey Homes LLC is a locally owned company, fully licensed, bonded, and insured in the State of Washington. We utilize quality materials and proven construction techniques in accordance with the Washington State Residential Code and local municipal regulations in Snohomish and King Counties.

4. Project Timelines & Regional Factors

We pride ourselves on being on time and on budget. However, Carey Homes is not liable for delays caused by:

  • Pacific Northwest Weather: Extreme rain, wind, or snow events that impact safe site grading or structural framing.
  • Municipal Permitting: Delays in permit issuance or inspection scheduling by Snohomish or King County jurisdictions.
  • Supply Chain: Global or regional shortages of specialized lumber, custom cabinetry, or luxury finishes.

5. Workmanship Guarantee

We offer a workmanship guarantee on all custom home construction. This guarantee covers defects in the structural integrity and professional application of materials for a period specified in your individual Construction Agreement. It does not cover natural wear and tear or damage caused by lack of homeowner maintenance.

6. Limitation of Liability

To the extent permitted by Washington law, our liability is limited to the terms of the specific construction contract and our statutory obligations as a licensed builder.
